Terms of Use

Acceptance

By using Home Browser, creating or approving a request, submitting a response, or accessing a protected portal, you agree to these Terms and acknowledge our Privacy Policy. Where a workflow presents a separate checkbox, that electronic acceptance is recorded with the version and time. If you do not agree, do not use the service. You must be at least 18 years old and legally able to enter into these Terms.

The service and responsible parties

Browser, Inc. operates Home Browser, a private buyer-search, property-research, owner-outreach, and property-inquiry technology service. Real estate and brokerage services are provided by VUE Christie’s International Real Estate or an identified referral professional and brokerage. Home Browser is not a multiple listing service, public property marketplace, appraisal, inspection, title report, legal opinion, tax advice, financial advice, or guarantee that a property owner will respond or transact.

No listing, offer, or agency relationship

A private property inquiry does not mean the property is listed or advertised for sale, that the owner has expressed interest in selling, or that any party has made or accepted an offer. Viewing or submitting information does not by itself create a brokerage, fiduciary, client, or agency relationship. Any representation, listing, referral, purchase, or transaction relationship requires separate documentation as applicable.

Private links and passwordless authentication

Some pages are accessible through property-specific private links; other portals require a one-time sign-in code sent to an authorized email address. A code normally expires after 10 minutes and may be used once. A successful sign-in may keep the device authenticated for up to 30 days unless the user signs out, access is revoked, or the session expires earlier.

You are responsible for protecting private links, your email account, sign-in codes, and authenticated devices. Do not forward a private link or code except to an authorized professional advisor, and do not allow another person to use your portal access. Notify us promptly of suspected unauthorized access. We may revoke a link, code, or session at any time for security or operational reasons.

Anonymity during the initial inquiry

Home Browser is designed to keep buyers and property owners anonymous to each other during the initial matching and inquiry stage. This is an operational practice, not a guarantee of permanent or absolute anonymity. We may share identity or contact information when reasonably necessary to evaluate or advance a genuine opportunity and with appropriate permission, or when required by law, professional duties, safety, fraud prevention, or a transaction process.

Property and owner information

All information provided herein has been obtained from sources believed reliable, but may be subject to errors, omissions, change of price, prior sale, or withdrawal without notice. Christie’s International Real Estate and its affiliates make no representation, warranty or guaranty as to accuracy of any information contained herein. You should consult your advisors for an independent verification of any properties.

Ownership, mailing-address, contact, occupancy, valuation, and other property information may come from public records, licensed data sources, enrichment providers, real estate professionals, or users. It may be incomplete, delayed, or wrong and is not a title report or proof of ownership. You must independently verify material information before relying on it.

Your responsibilities

You agree to provide accurate information that you are authorized to provide and to use Home Browser only for a legitimate real estate purpose. You may not impersonate another person; submit unlawful, discriminatory, infringing, deceptive, or misleading content; harass or repeatedly contact a person who has opted out; probe or disrupt the service; introduce malicious code; scrape, harvest, sell, or reuse private data; circumvent access controls or rate limits; or use a private link, owner record, or response for unrelated solicitation.

Content you submit

You retain ownership of content you submit. You grant Home Browser, VUE Christie’s International Real Estate, and their service providers a nonexclusive, worldwide, royalty-free license to host, copy, process, analyze, format, transmit, and display that content only as reasonably necessary to operate, secure, improve, document, and provide the service and related real estate workflows. You represent that you have the rights and permissions needed to submit the content.

Communications

Agreement to these Terms is separate from any permission to contact you. If you separately authorize contact, Home Browser and VUE Christie’s International Real Estate may email or telephone you about the specific real estate request. The current contact permission does not authorize marketing text messages. Passwordless sign-in codes, security notices, confirmations, direct responses, and other service messages you request are transactional or operational and may be sent as needed to provide or protect the service.

Owner outreach and suppression

Home Browser may use public-record, licensed, or user-supplied property and mailing information to send a limited property-specific inquiry on behalf of a buyer. Outreach does not imply that the property is listed or that the owner wishes to sell. Owners and authorized representatives may ask us to correct information or suppress a person or address from future Home Browser outreach. You may not defeat or disregard a recorded suppression request.

Automated and AI-assisted tools

Automated and AI-assisted systems may help summarize preferences, analyze and enrich data, identify possible property matches, draft communications, and review workflows. Outputs may be incomplete, biased, or wrong and are not a substitute for human judgment, professional advice, required disclosures, or independent verification.

Agent users

Licensed real estate professionals using the Agent Portal must also accept the Agent Participation Terms, which govern beta allowances, attribution, referral obligations, confidentiality, and agent-specific responsibilities. If those terms conflict with these Terms on an agent-participation issue, the Agent Participation Terms control.

Availability and intellectual property

We may change, test, limit, suspend, or discontinue any part of the service and may withdraw a private inquiry at any time. Features described as beta may change without notice and may contain errors. Home Browser’s software, design, text, reports, and branding are owned by or licensed to us. These Terms grant only a limited, personal, nonexclusive, nontransferable, revocable right to use the service for its intended purpose.

Disclaimers and limitation of liability

The service is provided “as is” and “as available” to the fullest extent permitted by law. We disclaim implied warranties, including merchantability, fitness for a particular purpose, title, and non-infringement. We do not guarantee data accuracy, property availability, owner identity or response, buyer qualification, financing, transaction completion, commission payment, uninterrupted service, or any particular result.

To the fullest extent permitted by law, neither Browser, Inc. nor its affiliates, service providers, referral partners, brokerages, or real estate professionals will be liable for indirect, incidental, special, consequential, exemplary, or punitive damages, lost profits, lost opportunities, or loss of data arising from the service. Nothing in these Terms excludes liability that cannot lawfully be excluded.

Suspension and termination

We may restrict, suspend, or terminate access; invalidate a private link or session; remove content; or stop a workflow when reasonably necessary for security, misuse, legal or professional compliance, inactivity, nonpayment where applicable, operational risk, or discontinuation of the service. Provisions that by their nature should survive—including ownership, confidentiality, payment or attribution obligations, disclaimers, liability limits, and dispute provisions—remain effective after termination.

Governing law and venue

Utah law governs these Terms, without regard to conflict-of-law principles. Except where applicable law requires otherwise, any dispute arising from these Terms or the service must be brought in the state or federal courts located in Summit County or Salt Lake County, Utah, and each party consents to personal jurisdiction and venue there.

Changes and electronic notices

We may update these Terms by posting a revised effective date. Material changes may require renewed acceptance through the relevant workflow. You consent to receive agreements, disclosures, records, and notices electronically at the email address or through the interface associated with your request or account. Continued use after an update that does not require renewed acceptance constitutes acceptance of the revised Terms.

General provisions

These Terms, the Privacy Policy, any applicable Agent Participation Terms, and any separately executed real estate or referral agreement form the applicable agreement for the service. If a provision is unenforceable, the remaining provisions remain in effect. Failure to enforce a provision is not a waiver. You may not assign your rights or access without our written consent; we may assign these Terms in connection with the service or our business.
